The Design

Kaia sits at the compact end of the range, but it is drawn to feel open rather than merely small. Twenty-eight square meters is enough to give the sleeping area, the bath, and the kitchen and dining zone each a clear place of their own while the floor still reads as one continuous space.

It suits a first home, a guest house, or a rental unit that has to feel considered from the moment the door opens.

Layout

The plan holds one bed area, one toilet and bath, and a combined kitchen and dining area across 28 square meters.

Three interior styles — Modern Contemporary, Mid Century, and Minimalist Luxe — are available on the same footprint, so the material palette can change without redrawing the plan.

Construction

Kaia is engineered around Light Gauge Steel Framing (LGSF) and fabricated to millimeter accuracy in the factory before anything reaches your lot. The structural frame is rated for 50+ years and is termite-, warp-, and rot-resistant.

Because fabrication runs in parallel with site work, assembly and finishing take months rather than years. The home is handed over turnkey — walls painted, fixtures installed, furniture placed — and is ready to live in within 3–6 months.
